Lot 6 Block 2 shall be raised to 895, with a walkout elevation of 887. <br />A driveway culvert shall be placed on Jarvis Street for Lot 6 Block 2. <br />A drainage and utility easement shall be obtained from the golf gourse <br />over the area necessary to accommodate the discharge from Radium Street <br />and 160th Lane. <br /> <br />A permit for this project needs to be obtained from the Lower Rum River Water Management <br />Organization. <br /> <br />7) <br /> <br />8) <br /> <br />9) <br /> <br />10) <br /> <br />Easements: The standard 10 foot (5 foot on common property lines) drainage and utility <br />easements are provided around the perimeter of all lots. <br /> <br />Landscape Plan: The submittal is deficient of a Landscape Plan identifying existing <br />trees, trees to be preserved and the addition of one tree in each front yard. <br /> <br />Trail Fee: The City has established a trail development fee at a rate of $300 per unit. <br />This fee must be paid prior to release of the final plat for recording. <br /> <br />Stormwater Management: The City has also established a stormwater management fee <br />of $366 per unit that must be paid prior to release of the final plat for recording. <br /> <br />The Planning Commission will be meeting immediately following the 7:00 p.m. Board of <br />Adjustment meeting on Monday, March 6 at the Ramsey Municipal Center to conduct the public <br />hearing and consider the request for preliminary plat approval.
