Steve Jankowski <br />Page 2 <br />February 16, 2000 <br /> <br />Of particular concern to the existing developments abutting the Bulow Development, <br />and especially the residents along Argon and Barium Streets to the north, are the likely <br />traffic volume impacts on their streets generated by this new development. <br /> <br />Trip Generation <br /> <br />As mentioned previously, the proposed Bulow Development will consist of about 160 <br />apartment units and 57 detached and twin home .units. At least 75%, and closer to <br />90%, of the detached and twin home units are expected to be purchased by senior <br />citizens. <br /> <br />Based upon the trip generation rates published in "Trip Generation, 6th Edition", by the <br />Institute of Transportation Engineers (ITE) in 1997, Table I on the following page <br />estimates the number of trips generated by the Buiow Development when fully <br />developed for both development scenarios of 75% and 90% of the detached and twin <br />home units being occupied by seniors.. Table I provides the type and size of each <br />proposed residential land use for each development scenario and then estimates the <br />number of trips expected to be generated by each scenario on a daily basis, during the <br />a.m. peak traffic hour and during the p.ml peak traffic hour including the split of inbound <br />versus outbound trips. <br /> <br />Trip Distribution <br /> <br />Utilizing the approximate 80% southbound versus 20% northbound split in trip <br />destinations along TH ¢f-47 found in the City's "TH #47 Access and Corridor Study" <br />several years ago, the following directional trip distributions to and from the Bulow <br />Development, as shown on Exhibit A, were assumed: <br /> <br /> Desired Travel Route <br />CSAH #5 (Nowthen Blvd. N.W.) to North <br /> <br />TH ~-47 to North <br /> <br />Co.
