Steve Jankowski <br />Page 4 <br />February ~6, 2000 <br /> <br />Conclusion <br /> <br />In summary, the number of trips generated by the Bulow Development which can be <br />anticipated to use local residential streets, located immediately to the north of this new <br />development, is rather minimal and should result in no significant impact on the quality <br />of life in those neighborhoods. <br /> <br />In the case of Barium Street and 14Ist Avenue, only 12 additional trips are expected on <br />a daily basis with only 2 additional trips during both the a.m. and p.m. peak traffic hours. <br />Residents along Argon Street and 142"d Avenue can expect approximately 100 <br />additional trips each day with only 9 additional trips (7 exiting and 2 entering) during the <br />a.m. peak traffic hour and 7 additional trips (3 exiting and 4 entering) during the p.m. <br />peak traffic hour. The additional 100 dally trips would be comparable to adding about <br />10-11 single family residences at the end of a block. Also, the curvilinear alignment of <br />the streets within the Bulow Development certainly do not promote excessive speeds by <br />vehicles entering or leaving the site. <br /> <br />From a traffic operations and safety viewpoint, I find the proposed layout to be very <br />reasonable and practical. The only possible shortcoming would be the distance between <br />intersections along Dysprosium Street N.W. between County Road #116 and the <br />proposed extension of Argon Street into and through the Bulow Development. This <br />intersection spacing should be maximized.
