Councilmember moved for the adoption of the following resolution: <br /> <br />RESOLUTION #00-05- <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #05 RELATING TO A <br />REQUEST FOR A CONDITIONAL USE PERMIT TO ESTABLISH WAREHOUSE <br />OPERATIONS AN ACCESSORY USE TO AN OFFICE 1N THE B-3 HIGHWAY <br />BUSINESS DISTRICT <br /> <br /> WHEREAS, Jerry Thell Construction, hereinafter referred to as "Applicant", has <br />properly applied for a Conditional Use Permit to establish warehouse activity as an accessory use <br />to an office building in the B-3 Highway Business District on the property legally described as <br />follows: <br /> <br /> Lot 4, Block 5, Alpaca Estates, Anoka County, Minnesota <br />(the" Subj eot Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That the Applicant appeared before the Planning Commission for a public hearing pursuant <br /> to Section 9.03.04 of the RamseY City Code on May 2, 2000, and that said public hearing <br /> was properly advertised and that the minutes of said public hearing are hereby incorporated <br /> by reference. <br /> <br />That the subject property is located in the B-3 Highway Business District and is <br />approximately 1.37 acres in size. <br /> <br />That the surrounding parcels to the north, east and west are also zoned B-3 Highway <br />Business and the property to the south is zoned R-1 Rural Residential. <br /> <br />That the Applicant <br />potentially 3 tenants <br />warehouse space. <br /> <br />is proposing to construct a 12,000 square foot building to hold <br />on the Subject Property and the project would include office and <br /> <br />That Section 9.20.21 03-3 Highway Business District) of the Ramsey City Code <br />establishes that offices are a permitted use and a warehouse would require a conditional use <br />permit. <br /> <br />That the proposed building does not exceed the 35% lot coverage restriction in the B-3 <br />Business District. <br /> <br />That the Applicant has submitted a preliminary site plan and building elevations for the <br />proposed project and the plans indicate that the warehouse portion of the building will be <br />used for indoor storage of company vehicles, equipment and supplies. <br /> <br /> <br />
