Also, we are in receipt of Footing, Foundation and Roof Plan prepared by Stroh <br />Engineering and dated March t, 2000. We offer the following comments: <br /> <br />General: The Plans propose the development of a office/warehouse building on Lot 2, Block 5, <br />Alpaca Estates. <br /> <br />Zoning: The site is zoned B-3 Highway Business. Offices are a permitted use in this district. A <br />conditional use permit has also been applied for to accommodate the warehouse portion of the <br />site plan. <br /> <br />Lot Coverage: The site area is 59,677 square feet (1.37 acres) and lot coverage is restricted to <br />35% or 20,886 square feet. The building is proposed to be 12,000 square feet in size (4,475 <br />office and 7,525 warehouse), which is approximately 20% lot coverage. <br /> <br />Utilities: The property is outside the Metropolitan Urban Service Area (MUSA). The facility <br />wilI be served by on-site sewer and well. <br /> <br />Setbacks: The plan meets the 35-foot front and rear yard building setbacks from Riverdale <br />Drive, and the 10-foot side yard building setback. Where a non-residential use is adjacent to a <br />residential use, the non-residential use must provide screening and a minimum 40-foot wide <br />landscaped yard along the boundary of the residential use. The subject property is adjacent to <br />residential property along the south property line. The plan does not meet this code requirement. <br />Also, where a non-residential use is adjacent to a residential use, the landscaped area should be <br />kept clear of all structures, storage and off street parking. The area abutting the residential <br />property is proposed for off-street parking. City Code requires providing the 40 foot wide <br />landscaped buffer along the south property line and the off-street parking must be reconfigured. <br /> <br /> <br />
