Screening: City Code requires screening consisting of plantings and landscaping, or a <br />combination of plantings, landscaping and fencing. -The plan does not propose any screening <br />along the south side of the lot. <br /> <br />Landscaping: The landscaping plan dated 1/29/00 requires a revised submittal for consideration. <br />The following observations should be addressed: <br /> 1. All landscaped areas should be labeled as to whether they will be irrigated or not. <br /> 2. The 40 foot rear setback must have some trees and associated lawn or plantings <br /> 3. The applicant may consider .utilizing building or parking lot runoff to provide the <br /> water for the above. <br /> 4. Four I-½ diameter Ash and ~-potted mountain ash are well below the standard tree <br /> count for a 59,682 square foot site. An additional tree will need to be added near the <br /> Riverdale Drive right-of-way. Perhaps one oi~ the east and west side of the driveways <br /> to meet the minimum of one boulevard tree,er 35' of public roadway. These should <br /> not all consist of green ash. Oaks (any variety), hackberry or disease resistant elms <br /> are recommended. ~ <br /> 5. Additional trees should be placed in the sideyards. These may be potted or container <br /> grown stock, with some variation in plant material as a requirement. <br /> <br />Generally, the plants proposed on the January 29, 2000 plan are acceptable assuming more <br />varieties are introduced. Staff also notes that the landscape plan as well as the site is perfectly <br />symetrical. The applicant may consider some deviation in this approach. Also, item #12 in the <br />in the code information text indicates "condensers in the front of the building." If this is what is <br />being proposed, a detailed landscape plan for this specific area should be considered. <br /> <br />Architectural Standards: City Code restricts structure heights to 35 feet and exterior wall <br />finishes must be brick, natural stone or pre-cast concrete, or fabricated panels of these materials. <br />The Elevations provided indicate that the building will be 22 feet in height, and the building <br />exterior will be burnished concrete block, rock face block, utility face block and smooth concrete <br />block. The plan proposes to have a flat roof. Section 9.11.20 subdivision 9, indicates that flat <br />roofs on non-residential structures may be prohibited when such construction is deemed by the <br />City to be incompatible with surrounding residential development. This property borders a <br />residential development to the south. The two existing businesses along Riverdale Drive have <br />pitched roofs that blend well with the existing residential development. Code requires a revised <br />site plan submittal with a pitched roof design. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored <br />within a completely screened structure or container. All waste and refuse receptacles are <br />proposed to stored within the warehouse portion of the building. <br /> <br /> <br />
