Off-Street Parking - Design: The plan proposes to pave all driveways, off-street parking areas, <br />and maneuvering areas and display areas with bituminous pavement and finished with B-612 <br />concrete curbing. The plan proposes off-street parking to abut the south property line, which is <br />adjacent to a residential zone. Because code requires a 40 foot landscaped areas between <br />residential and commercial districts, this off-street parking area must be reconfigured. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one customer parking space for <br />every 200 square feet of office floor space, and one parking space for every 1000 square feet of <br />warehouse. Twenty-two (22) spaces, are required for the proposed office building and <br />approximately 7 stalls are required for the warehouse portion. Thirty-two (32)-parking spaces <br />are provided on the plan. The plan also' proposes that the stalls will be 9x20, which is in <br />accordance with City Code. Again, the proposed are sufficient, but the parking area on the south <br />property line wilt have to be re-located. ,' <br /> <br />Lighting: The exterior lighting plan meets City Code requirements. <br /> ./ <br />Drainage and Grading: The grading plan proposed paving all but approximately 15% of the lot <br />area. Except for the two drive entrances onto Riverdale Drive, alt storm water runoff would be <br />directed to the south and east borders of the property. It is proposed to discharge the storm water <br />onto neighboring properties at these locations via rip-rapped spillways. These three localities <br />include the southeast and southwest comers of the property, as well as midway along the eastern <br />site boundary. <br /> <br />The above drainage plan is not acceptable. Consideration should be given to creating ponding on <br />the site and discharges from the property are limited to the predevelopment levels. <br /> <br />Access: The site proposes to have two accesses from Riverdale Drive. This is acceptable; <br /> <br />Sign: A sign permit is required for site signage. The cost of the permit is $100.00. No roof sign <br />is allowed and no wall sign may extend above the top of the wall. The parcel may have 1 free <br />standing sign at I00 square feet and wail signs are limited to 15% of the area of the front wall <br />and 50 % of that allotment may be distributed to other walls of the facility. <br /> <br />Storm Water Management Fee: The City has established a stormwater management fee in the <br />amount of $5,011.46 ($3658 per/acre) that is due at the City prior to issuance of the building <br />permit. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Tuesday, May 2, 2000, at the Ramsey <br />Municipal Center, 15153 Nowthen Boulevard NW, to review the proposed site plan and <br /> <br /> <br />
