Any of the following buffers may qualify as an acceptable method of <br />attainment (in whole or in part) if deemed acceptable by the City <br />Council: <br /> <br />1. Existing topographical features <br />2. Existing vegetation <br />3. Wetlands, lakes and rivers <br />4. County or State highways <br /> <br />Subd. 3. <br /> <br />Lot Size Tiering <br /> <br />Lot size tiering is a technique used to buffer proposed residential developments from adjacent residential <br />uses. Tiering means a row or group of loTM. The first tier begins at the perimeter of the site and the second <br />tier interior of the first on the site. <br /> <br />[ DenSii~ Transition Tiers Corresponding Lot Size <br />-1~t Tier L~t size is to match the adjacent lots <br /> but in no case shall a lot be required <br /> to exceed 1 acre in size <br /> <br />Any of the following buffers may 'qualify as an acceptable method of <br />attainment (in Whole or in part) if deemed acceptable by the City <br />Council: <br /> <br />1. A buffer of 300 feet could substitute for 1 ~t and 2"4 tiering provisions. <br /> <br />Developments tha} are required to provide density transitioning are not <br />guaranteed to achieve the maximum allowable density as indicated in <br />zoning district regulations. <br /> <br />Subd. 5. <br /> <br />Traffic Generation Analysis. <br /> <br />Residential real property platted within the MUSA after January 1, 1997, shall be subject to a traffic <br />generation analysis which shall be provided for at the expense of the developer of the Subject Property. <br />The City shall review this analysis for the purpose of making a traffic impact determination. In the event <br />the City's traffic impact determination establishes that the proposed development of the Subject Property <br />will significantly increase the existing traffic flow through existing property which is destined for the <br />County and/or Minnesota highway system, the City of Ramsey shall limit the platted density of the <br />subject property to that of the adjacent existing proPerty. <br /> <br />Draft Density Transition Ordinance 00- <br /> October 13, 2000 <br /> <br /> <br />
