Subd. 6. Variances. <br /> <br />Variances to this Section can be granted if density transitioning cannot be achieved and a hardship can be <br />determined to exist by the City Council. The following provisions shall be used to determine hardship: <br /> <br />a. Property dimensions <br />b. Topography <br />c. Natural features <br /> <br />SECTION 2. SUMMARY <br /> <br />The following official summary of Ordinance #00-__'has been approved by the City coUncil of <br />the City of Ramsey as clearly informing the public of the intent and effect of the Ordinance. <br /> <br />It is the intent and effect of Ordinance #00-__ to amend Ramsey City Code Chapter 9 (Zoning <br />and Subdivision of Land) to require new development adjacent to existing single-family <br />detached development to be compatible in density and type with existing development.. All new <br />development shall also be the subject of a traffic generation analysis. <br /> <br />SECTION 3.
