The accessory building will be located in the rear loading and unloading area where Council has <br />previously approved the use of a gravel surface versus bituminous or concrete. The addition of <br />the accessory building to the site will not precipitate installation of bituminous or concrete in the <br />loading and unloading area. However, at such time that the bituminous customer/employee <br />parking lot requires an overlay, the property owners should be put on notice that they will be <br />required to install B-612 concrete curb around the perimeter of the bituminous to bring the <br />parking area up to code. <br /> <br />The modified site plan identifies existing and proposed lighting; the fixture specifications are <br />subject to the approval of the City Engineer. <br /> <br />No landscaping or screening of the site is required by City Code. However, because of the <br />warehouse-type activity occurring on the site, Staff recommended the addition of deciduous <br />plantings on the south property line for screening and conifer plantings on the north property line <br />to reduce wind and snow drift onto the work area. The modified site plan proposes the addition <br />of 7 deciduous trees on the south and 6 conifers on the north. Staff is recommending a minimum <br />5 foot height on the deciduous trees and 3 feet on the conifers. <br /> <br />The City Engineer has determined that there is a depression in the middle of the site where <br />standing water can be expected after precipitation events. The modified site plan proposes to <br />correct the grades. <br /> <br />The Plarming Commission reviewed the site plan on January 5, 1999 and recommended approval <br />contingent upon compliance with the City Staff review letter dated December 30, 1998.
