We offer the <br />following comments: <br /> <br />General: The plans propose constn~cting a second accessory building on thz existing <br />business site located at 7411 State Highway #I0 NW, Ramsey. The proposed building is <br />8f~ square feet in size. <br /> <br />Zoning: The site is zoned B-3 Highway Business, and propane sales is a permitted use in <br />this district. <br /> <br />Lot Coverage: The site area is 70,860 square feet (1.62 acres). The area of the two <br />existing buildings is 2,080 square feet. The proposed building area of 864 square feet <br />will total 2,944 square feet. This would arnomnt to 4.15% lot coverage, which is well <br />within the 35% lot coverage restriction. <br /> <br />Utilities: The property is outside the Metropolitan Urban Service Area (MUSA). The <br />facility is served by on-site septic system and well. <br /> <br />Setbacks: The building meets the 35-foot setback from State Highway, and the I0-foot <br />side yard setback. In accordance with City Code, no use or activity will occur within the <br />first 17.5 feet of the minimum 35 feet setback requirement fi-om State Highway 10. <br /> <br />Screening: No screening is required as the site is surrounded by property zoned for <br />commercial and business warehouse uses. <br /> <br />Landscaping: Section 9.11.09 of City Code requires a minimum 20-foot wide <br />landscaped area along all streets.
