The final plat consists of one sheet prepared by Kemper & Associates, Inc., <br />dated received by the City on January 15, 1999. We offer the following comments: <br /> <br />General and Zoning. The plat is 4.9 acres in size and consists of 2 commercial lots, one of <br />which is currently occupied the Comfort Suites Hotel. The property is zoned B-3 Highway <br />Business. <br /> <br />Lot Sizes and Dimensions. The minimum lot size in the B-3 Highway Business District is <br />1/2 acre. Lot 1 (Comfort Suites) is 3.1 acres, Lot 2 is 1.8 acres. The minimum lot width is <br />100 feet and minimum lot depth is 150 feet. Lot 1 and Lot 2 meet these standards. <br /> <br />Access to Lots. The property as currently platted (one lot containing the Comfort Suites <br />Hotel) receives public access from a right mm-in only from Hwy. #10, an access on Sunfish <br />Lake Blvd., and another on Riverdale Drive. The subject property will continue to be served <br />by existing accesses. <br /> <br />Drainage and Utility Easements. In accordance with the recommendations of City Staff, <br />the detention pond in the southeast comer of the property is shown as a drainage easement on <br />Lot 2 rather than a separate outtot of record. The standard 10 foot drainage and utility <br />easements have also been provided around the perimeter of both of the lots. <br /> <br />Storm Water Management Fee. The City has established a stormwater management fund <br />at a rate of $3,658 per acre for commercial plats. Lot 1 and the ponding area on Lot 2 will be <br />exempt from this fee. The fee must be paid prior to the release of a building permit for Lot 2. <br /> <br />175 <br /> <br /> <br />
