4. That Section 9.50.30, Subd. 2(b) of City Code requires new subdivisions to make provisions <br /> for the continuation of existing streets into adjoining areas. <br /> <br />5. That whenever possible the City desires subdivisions to provide at least two (2) access points. <br /> <br />6. That the subject property cannot meet City requirements without exceeding the 600-foot cul- <br /> de-sac length. <br /> <br />That the applicant is proposing to construct a public temporary cul-de-sac approximately 967 <br />feet in length to reach the southeastern edge of the Subject Property that will provide an <br />opportunity to connect Rabbit Street to Nutria Street in the future. <br /> <br />8. That the City is researching options for a connection from Rabbit Street, in the proposed <br /> Tiger Meadows subdivision, to Nutria Street, in the adjacent Autumn Heights subdivision. <br /> <br />9. That the future connection of Rabbit Street to Nutria Street will provide a second access to <br /> Autumn Heights as well as Tiger Meadows subdivision. <br /> <br />10. That the special conditions causing the undue hardship do not result from the actions of the <br /> Applicant. <br /> <br />8. That if granted, the variance will not grant special privilege that is denied to other owners of <br /> lands, structures or buildings in the same district. <br /> <br />9. That if granted, the variance will not impair an adequate supply of light and air to adjacent <br /> property. <br /> <br />10. That if granted, the variance will not be materially detrimental to the purposes of the Ramsey <br /> Zoning Chapter or other property in the area. <br /> <br />11. That if granted, the variance will not endanger public safety. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Chairperson Nixt, <br />and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Chairperson Nixt <br />Board Member Johnson <br />Board Member Shepherd <br />Board Member Van Scoy <br />Board Member Watson <br /> <br />and the following voted against the same: <br /> <br />Board Member Bauer <br /> <br />Resolution #03-06-134 <br />Page 2 of 3 <br /> <br /> <br />
