Councilmember Kurak stated that she would agree with six units per acre. <br /> <br />Assistant Community Development Director Trudgeon noted that the reduction in density would <br />have ramifications to the comprehensive plan and secondly if they say that if they provide green <br />space for credit then they will cram more units on a smaller area. <br /> <br />Councilmember Kurak recommended that they proceed with reducing the R-2 density to six units <br />per acre and not proceed with giving a developer credit for green space. <br /> <br />Assistant Community Development Director Trudgeon noted that staff could research what other <br />communities are doing. <br /> <br />Councilmember Pearson stated that he would like to change the architectural standards so that <br />not all of the developments are "cookie cutter" homes. He would also like to see higher priced <br />units being constructed in the City. <br /> <br />Assistant Community Development Director Trudgeon replied that the City currently has very <br />basic standards, which can be increased. <br /> <br />Councilmember Kurak stated that she would like to see the changes made as soon as possible. <br /> <br />Councilmember Elvig stated that they should address the issue of electric fences because it has <br />caused quite a bit of controversy. <br /> <br />Councilmember Strommen requested that they look at the open space requirements and require <br />that more of the space has to be usable space. <br /> <br />Councilmember Elvig stated that the problem with requiring more green space is that it typically <br />increases the density on a smaller piece of property. <br /> <br />Councilmember Cook stated that the Park and Recreation Commission have talked about <br />requiring any high density developments to create some sort of recreation activity within their <br />development with the activity depending on who they are marketing to. As density increases <br />there will be higher demands on the trails and parks and they will not be able to accommodate it <br />all. <br /> <br />Mayor Gamec replied that he thought that was a marketing issue for the developer. He did not <br />want to start dictating everything that happens within a development. <br /> <br />Councilmember Elvig noted that he had talked to Councilmember Zimmerman and he expressed <br />concern that restricting the height of building in the Town Center may become a problem in the <br />future. <br /> <br />City Council Work Session/July 29, 2003 <br /> Page 6 of 13 <br /> <br /> <br />
