Assistant Community Development Director Trudgeon noted that the City requires tree fences to <br />be installed around the trees that are to be preserved. <br /> <br />Councilmember Elvig stated that the Council did discuss at a work session that this development <br />should be closely tied to the development of Town Center and questioned if staff felt that the <br />design standards would be similar. <br /> <br />Assistant Community Development Director Trudgeon explained that the design standards for <br />the Town Center have not been completed, but staff did feel the units would tie in with the Town <br />Center. <br /> <br />Councilmember Elvig inquired as to the cost of the units. <br /> <br />Mr. Dommer replied that they anticipate the units to sell for $140,000 to $180,000 and then the <br />undeveloped area will be higher cost units. He would agree with working with staff on <br />incorporating this development with Town Center. <br /> <br />Councihnember Zimmerman stated that there should be a mixture of housing, not "cookie cutter" <br />housing. <br /> <br />Councilmember Elvig stated that he liked the proposed layout of the units. <br /> <br />Assistant Community Development Director Trudgeon noted that there would be a mixture of <br />three building types within the first phase. <br /> <br />Councilmember Pearson stated that he liked the brick fronts on the buildings. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Elvig, to approve the <br />preliminary plat of Town Center Gardens allowing for the grubbing and cleaning of trees, but no <br />substantial grading activities, subject to compliance with City Staff Review Letter dated May 30, <br />2003 revised June 23, 2003, revised July 18, 2003 and additional City Engineering comments <br />presented at the July 22, 2003 City Council meeting. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, and Councilmembers Kurak, Elvig, Cook, Pearson, <br />and Zimmerman. Voting No: None. <br /> <br />Case/ti 1: <br /> <br />Request for Site Plan Review of Town Center Gardens; Case of Brightkeys <br />Development Corporation <br /> <br />Assistant Community Development Director Trudgeon stated that Brightkeys Development <br />Corp. has submitted a revised site plan for the development of a townhouse subdivision. At their <br />June 5, 2003 meeting, the Planning Commission reviewed a site plan showing 152 townhome <br />units. After discussion about the proposed layout, the Planning Conmfission tabled action on the <br />site plan to June 25, 2003 in order for the applicant to change the layout of some of the units and <br />to address the City Engineer's comments.
