Principal City Engineer Olson stated that since Mr. Hickman, the owner of Plants N Things, is <br />willing to provide the necessary easement along his property, they could break the project into <br />three phases so that the third phase could be authorized immediately. <br /> <br />Consensus of the City Council was to divide the project into three phases. <br /> <br />2) Alpine Acres Subdivision and Alpine Acres 2ua Addition Subdivision <br /> <br />Associate Planner Wald stated that on June 10, 2003, the City Council tabled action on the <br />Alpine Acres subdivision and scheduled a work session. The City Council provided the <br />applicant with some feedback and relayed concerns regarding the preliminary plat. Since the <br />City Council meeting, the developer has revised the plat to address the City Council concerns. <br /> <br />Brian Johnson, Hakanson Anderson, reviewed the changes that were made to the plan since the <br />Council last reviewed the development, which included changing the setbacks along C.R. #5 to <br />40 feet rather than 30 feet, and revising the Radium Street cul-de-sac. <br /> <br />Mayor Gamec stated that he felt that the cul-de-sac made more sense for snow plowing purposes. <br /> <br />The Council discussed at length different possible layouts for the Radium Street cul-de-sac. <br /> <br />Councihnember Kurak stated that the only way she would be in agreement with the cul-de-sac <br />was if they were to install fencing to hide the cul-de-sac. <br /> <br />Councilmember Cook stated that he did not want to give up green space within the development. <br /> <br />Mayor Gamec recommended that there be a 30-foot setback from the right of way on the cul-de- <br />sac. <br /> <br />Mr. Johnson noted that there is currently 38 feet from curb to curb. <br /> <br />Mayor Gamec suggested the possibility of constructing the cul-de-sac with a radius of 32 feet. <br /> <br />Director of Public Works/Fire ChiefKapler replied that 32 feet was not adequate for a fire truck. <br /> <br />Consensus was to keep the Radium Street cul-de-sac but with a setback of 30 feet from the right <br />of way. <br /> <br />Councilmember Strommen inquired as to what the proposed buffering was along the cul-de-sac. <br /> <br />Mr. Johnson reviewed the landscape plan. <br /> <br />Associate Planner Wald explained that the Park Commission has recommended that the City take <br />the .5 acre piece of land as public park and since the area is being counted as green space they <br /> <br />City Council Work Session/June 17, 2003 <br /> Page 5 of 6 <br /> <br /> <br />
