That the Applicant's submittal includes an erosion control plan that includes an erosion <br />blanket and silt fence on the slope to minimize nm-off into the Rum River during <br />construction. <br /> <br />That the Applicant's submittal includes a restoration plan that will stabilize the slope, reduce <br />sediment run-off into the river, and re-establish native plants and grasses in the disturbed <br />area. <br /> <br />That in accordance with City Code, the Applicant's application submittal proposes to <br />perform the landscape alterations in a manner which minimizes earth_moving, erosion, tree <br />clearing, and the destruction of natural amenities. <br /> <br />10. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br /> residing or working in the vicinity of the use or to the public welfare. <br /> <br />t I. That the proposed use will not substantially adversely impair the use, enjoyment, or market <br /> value of any surrounding property. <br /> <br />12. That the proposed use will not be hazardous or disturbing to existing or future neighboring <br /> USES. <br /> <br />13. That the proposed use will be a substantial improvement to property in the immediate <br /> vic/nity and to the community as a whole. <br /> <br />14. That the proposed use wiI1 be served adequately by public facilities and services such as <br /> highways and streets. <br /> <br />15.
