The number of parking spaces provided was a topic of discussion at the Planning Commission <br />level. Per the Commission's direction, Staffhas been working with the applicants to resolve the <br />issue of number of spaces required and number of spaces provided. Staff will make a verbal <br />report at the Council meeting on April 27. In accordance with City Code, all traveled surfaces of <br />the site will be paved with bituminous and finished with B~612 concrete curb. <br /> <br />The required landscaped yard is provided adjacent to Sunfish Lake Blvd. N.W. The Staff <br />Review letter suggested that the applicant transplant the red cedar trees fi:om the north half of the <br />site to the area of the storm pond and establish prairie grasses along the Wetland. Due to the <br />significant grading that will be required in the expansion area, the Planning Commission has <br />recommended that the applicant only be required to make a reasonable effort to transplant some <br />of the trees. <br /> <br />The lighting plan is acceptable. The site plan needs to be modified to identify the type of <br />construction materials that will be used to screen dumpsters. <br /> <br />It should be noted that the grading plan will require importing 56,000 cubic yards of fill to the <br />site. <br /> <br />The site plan is subject to the approval of the Lower Rum River Water Management <br />Organization. It is the Applicant's responsibility to arrange for this review. <br /> <br />This is proposed to be a tax increment project and the contract will be forwarded to City Council <br />for approval following a review by the Economic Development Authority. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommends site plan approval of the proposed expansion to the <br />Parabody/Lifefitness facility contingent upon compliance with the City Staff Review Letter dated <br />April 1, 1999, except that the exterior finish is approved as proposed, relocating trees from the <br />north half of the property is not an absolute requirement, and the number of parking spaces <br />provided will comply with 8taft's calculations. <br /> <br />Council'Action: <br /> <br />Motion to approve thc proposed site plan for the expansion of the Parabody/Lifefitness facility at <br />14150 Sunfish Lake Blvd. N.W. in accordance with the April 6 recommendations of the Planning <br />Commission. <br /> <br />Reviewed by: <br />City Engineer <br />Community Development Assistant <br />Community Development Director <br /> <br />CC: 04/27/99 <br /> <br /> <br />
