The proposed plat consists of one <br />sheet prepared by RLK Kuusisto, Ltd., dated received by the City on April 28, 1999. We offer <br />the following comments: <br /> <br />General and Zoning. The plat is approximately 22 acres in size and consists of 1 <br />commercial lot, a portion of which is currently occupied by the Parabody facility, and one <br />outlot that is intended to be deeded back to the City. <br /> <br />Lot Sizes and Dimensions. The commercial lot meets the minimum lot size for the <br />Industrial District. <br /> <br />Right of Access. In accordance with Anoka County's transmittal of April 6, 1999, the <br />right of access along County Road #57 and County Road #116, with exceptions for <br />approved access locations, needs to be dedicated to the County on the final plat. <br /> <br />Drainage and Utility Easements. In accordance with Staff's request, the standard <br />drainage and Utility easements have been provided around the perimeter of Lot 1. <br /> <br />Storm Water Management Fee. There is a stormwater management fee in the amount <br />of $62,698.00 (17.14 acres x $3,658 per acre) due on the plat. This fee will be paid <br />pursuant to the terms of the Tax Increment Financing Agreement between the City and <br />the Developer. <br /> <br /> <br />
