The building was most <br />recently leased to Lano Equipment and as you may have noticed, Lano relocated to a site <br />further east on Hwy. #I0. The Crrosslein's are proposing to make some site <br />improvements to the rental property before leasing it again. In accordance with City <br />Code, they have submitted their pavement plans to the City for review. <br /> <br />Notification: <br /> <br />A public hearing is not required for the improvement project proposed. <br /> <br />Observations: <br /> <br />City Code requires 20 feet of green space adjacent to all public roads. When necessary, <br />the City has allowed road right-of-way to be used to meet the 20 foot green space <br />requirement. City Code also requires that the perimeter of paved areas be firdshed with <br />B-612 continuous concrete curbing. At the point of installation of new pavement or <br />overlaying of existing pavement, it is an appropriate time for properties to come into <br />compliance with the green space and curbing requirements. <br /> <br />The Grosslein's are proposing to pave the rear lot and overlay the front lot at 6228 HWY. <br />#10 N.W. Their proposal does not include any curbing. The existing fence around the <br />rear lot is in disrepair and the Grosslein's are proposing to replace the chain link fence <br />and insert vinyl privacy slats for screening purposes. They are also proposing to replace <br />the landscape rock in the boulevard areas parallel with Tungsten and Riverdale streets. <br />This rock area is proposed to accept runoff. For your information, the site location map <br />and site plan is enclosed. <br /> <br />The City Engineer has reviewed the proposal from a drainage aspect and submits the <br />following comments. The paving of the existing Class V area and the overlay of the <br />existing bituminous pavement will not significantly alter existing drainage problems and <br />volumes. Drainage from the area north of the building should be directed toward the <br />Highway #10 ditchline. Erosion control measures at the locations of discharge from the <br />curbline need to be provided for review and approval. The drainage for the east and <br />south sides of the site should be directed through curb and gutter sections to Tungsten <br />and Riverdale respectively. <br /> <br /> <br />
