In November of 1995, the City received a similar application for site improvements on
the adjacent property to the west of the Grosslein rental property. The City Council
required installation of curbing around the perimeter of the pavement and a drainage
retention pond. The curbing and drainage pond have been installed but the pavement has
not been installed. The City is holding a financial surety guaranteeing the completion of
the improvements and Staffwitl follow-up on this matter.

The Planning Commission reviewed the site improvement proposal on May 4 and
negotiated with Duke Grosslein for some curbing and landscaping additions to the site.
The draft minutes of that April 6 discussion are attached for your information.

Recommendation:

The Planning Commission recommended that City Council approve the site
improvements at 6228 Hwy. #t0 N.W. provided they include concrete curbing along the
west and south property line and the addition of some reasonable number of trees and
shrubs in the rock area parallel to Riverdale and Tungsten. Duke Grosslein was
agreeable to providing curbing on the south and west lines. He has also agreed to meet
with Staff to work out the final details on the number and species of plantings to be
installed along Riverdale and Tungsten.

Council Action:

Motion to approve the site improvement project for 6228 Hwy. #10 N.W. as
recommended by the Planning Commission on April 6, 1999.

Review Checklist:

Community Development Director
Community Development Assistant
City Engineer

CC: 05/11/99

I !

I
I

I
!
I
I
I
11
I
I
I
I'
I
I
I
I
I
