The building was most recently leased to <br />Lano Equipment and as you may have notieech Lano relocated to site further ease on <br />Highway #10. The Grosslein's are proposing to pave the rear parking lot and apply an <br />overlay to the front parking lot of their rental property before leasing it again. In <br />accordance with City Code, they have submitted their pavement plans to the City for <br />review. <br /> <br />Zoning Administrator Frolik explained that City Code requires 20 feet of green space <br />adjacent to ali public roads. When necessary, the City has allowed mad right-of-way to be <br />used to meet the 20 foot green space requirement. City Code also requires that the <br />perimeter of paved areas be finished with B-612 continuous concrete curbing. At the <br />point of installation of new pavement or overlaying of existing pavement, it is an <br />appropriate time for properties to come into compliance with the green space and curbing <br />requirements. '' <br /> <br />Zoning Administrator Frolik explained that the Grosslein's are proposing to pave the rear <br />lot and overlay the front lot at 6228 Highway #10 Northwest. They are not proposing to <br />install any curbing. The existing fence around the rear lot is in disrepair and the <br />Grosslein's are proposing to replace the chain llnk: ~..nce and insert vinyl privacy slats for <br />screening purposes. They are also proposing to replace the landscape rock in the <br />boulevard areas parallel with Tungsten and Riverdale streets. This rock area is proposed <br />to accept runoff.. <br /> <br />I <br />I <br />I <br />I <br />I <br />I$ <br />I <br /> <br />Zoning Administrator Frolik explained that the City Engineer has reviewed the proposal <br />from a drainage aspect and submitted the following meats. The paving of the existing <br />Class V area and the overlay of the existing bituminous pavement will not signi~cantly <br />alter existing drainage problems and volumes. Drainage from the area noffia of the <br />building should be directed toward the Highway #10 ditehline. Erosion control measures <br />at the locations of discharge from the curbline need to be provided for re. view and <br />approval. The drainage for the east and south fides of the site should be directed <br />throughout curb and gutter sections to Tungsten and Riverdale respectively. <br /> <br />Zoning Administrator Frolik stated that in November of 1995, the City received a similar <br />application for site improvements on the adjacent property to the west of the Grosslein <br />rental property. The City Council required installation of curbing around the perimeter of <br />the pavement and a drainage retention pond. The euxbing and dr~_in~ge pond have been <br />installed but the pavement has not been installed.
