10 <br /> <br />Conunissioner Nixt suggested the idea of phasing in the project so that Mr. Cn'osslein <br />could spread out the cost. Zoning Administrator FrolJ. lc stated that is hard to go back and <br />do curbing when he wants to do the black top now ..... <br /> <br />Commissioner Kociseak questioned Mx. Grosslein what an estimated payback period <br />would be. Mr. Orosslein stated maybe the earliest 20 years. <br /> <br />I <br />I <br />I <br />I <br />I <br />I/ <br />I <br />I <br />I <br />I <br />I <br /> <br />Commissioner 1N-txt suggested a compromi~ requiting the curbing to be installed around <br />the Class V area only which would cut down the cost of installing the curbing by 50 to 60 <br />percent. Mr. Orosslein stated that it would be to the advantage of the property to overlay <br />asphalt and not put any curbing on Tungsten Street and would be willing to install curbing <br />along the south and west side of the building, but still use the rock and the new fencing. <br />Zoning Administrator Frolik suggested putting some sort of plant in with the rock. Mr. <br />Grosslein responded that then there is a watering issue. Community Development <br />Sherman questioned if the neighboring properties that Mr. Grosslein own have sprinkler <br />systems installed. Mr. Cu'osslein stated yes. <br /> <br />Commissioner Nixt stated that them is'a property that has no renter and stated that it is <br />important to get the improvements done and get the property rented. <br /> <br />Commissioner Johnson stated that he feels that they will eventually come back in the <br />future for further improvements and is comfortable with the two side of the property being <br />curbed at this time, but would like to get some greenery in the rocked area. Zoning <br />Administrator Frolik suggested planting some kind of tree that does not require a lot of <br />maintenance. <br /> <br />Commissioner Johnson stated that the Commission is looking for some middle ground that <br />wouldn't put an unreasonable responsibility on the property owner, <br /> <br />Commissioner Kociscak questioned if the Code requires 20 feet of green space on each <br />side of the property. C0mm~m|ty Development Director Sherman stated that was correct. <br />Commissioner Kociscak stated that the tenant does not have the room to give up 20 feet <br />on each side of the building. Comm~mlty Development Director Shermun stated that Staff <br />is only referring to the current rocked area. <br /> <br />Commissioner Nixt stated that maybe make a condition to the approval based on an <br />agreement that Mr. Crrosslein will work with Staff regarding the greenery. <br /> <br /> I <br />I/ <br /> <br />Mr. Grosslein stated that the neighboring business have not been required to give the 20 <br />feet for greenery around their property, but noted that it wouldn't be a big a problem to <br />install some shrubs if he is required. Zoning Administrator Frolik stated that when the <br />neighboring business come in to do improvements to their property they will have to go <br />through the same procedures. <br /> <br /> <br />
