The lots are proposed to receive public access from the extension of a cul-de-sac east off of <br />Andrie Street. The cul-de-sac length is approximately 1,000 feet and a variance to the 600 foot <br />maximum cul-de-sac length was also granted by the Board of Adjustmen~t. on May 4. The <br />variance was granted based on the fact that the subject area is basically a peninsula of <br />developable property not wide enough to accommodate a looped road system through the area. <br /> <br />Additionally, the preliminary plat proposes to name the street Itasca Point Road, which is a <br />deviation from the City's grid system and requires Council approval. <br /> <br />In accordance with the Northfork Park Dedication Agreement dated May 9, 1989, park <br />dedication for this portion of the P.U.D. has been previously satisfied with land dedication. <br /> <br />The Grading and Drainage Plan has been reviewed by the City Engineer and he has <br />recommended a modification consisting of an elongated sedimentation basin on the common <br />property lines of Lots 6 and 7. The developer is modifying the Plan accordingly. <br /> <br />A Tree Preservation and Planting Plan also needs to be provided. <br /> <br />The Planning Commission conducted the Preliminary plat public hearing on April 6. No verbal <br />or written comments were submitted. The Commission tabled action on the preliminary plat <br />until May 4, after the Board of Adjustment takes action on the variance requests. All variances <br />were approved. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend approval of the preliminary plat contingent <br />upon compliance with the City Staff Review Letter dated March 31, 1999. The naming of the <br />street will be based on Council discussion.
