III. Contract between CiW of Ramsey and Affenc¥ Construction Manager <br /> <br />The STANDARD FORM OF AGREEMENT BETWEEN OWNER AND CONSTRUCTION <br />MANAGER (printed AIA Document BS01/CMa) wilt be used as the basic contract for construction <br />management services. The City of Ramsey reserves the right to make additions to this AIA document as <br />listed under Article 16 of this document. The City reserves the right to make deletions and modifications <br />to this document which will be detailed in a supplemental document. In the event of any conflict between <br />the terms and conditions stated in any amendments and those in any part of AIA Document B801/CMa, <br />the amended document shall supersede the AIA Document B801/CMa and shall govern in all respects. <br /> <br />l) <br /> <br />2) <br /> <br />3) <br /> <br />4) <br /> <br />5) <br /> <br />6) <br /> <br />7) <br /> <br />8) <br /> <br />9) <br /> <br /> 10) <br /> <br /> 11) <br /> <br />12) <br /> <br />14) <br /> <br /> Scope of Work of the Construction Manager <br /> <br />Advise the City on the selection of the Project Architect. <br /> <br />Assist in the development of the project budget from information provided by the Owner and <br />Architect. <br /> <br />Communicate as needed with the City of Ramsey Project Coordinator and on a regular basis with <br />the Project Team concerning the status of the project. <br /> <br />Application of Value Engineering including direction in "constructability" and "eontractability" <br />decisions. <br /> <br />Design of the management plan and strategy based on the Owner's project parameters. <br />Scheduling of project delivery from design through construction. <br /> <br />Formation of contract condition~ to facilitate the use of the construction management project <br />delivery system. <br /> <br />Review of the contract documents prior to issuance to bidders for proposals. <br /> <br />Determination of divisions of work to facilitate the multiple bidding process. <br /> <br />Identification of Owner-direct purchase items. <br /> <br />Review designs during their development. <br /> <br />Communicate with and assist the Architect with bidding contractors to clarify conditions and <br />resolve discrepancies in bidding documents. <br /> <br />Assist the Owner during the bidding process so that the receipt ofproposals is properly <br />conducted. <br /> <br />Review ofproposaIs to determine if those being considered are complete and in the Owner's best <br />interest. <br /> <br /> I <br />I <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br /> <br />
