Absent: Commissioner Wivoda <br /> <br />OTHER COMMISSION BUSINESS <br /> <br />Case #5: Request for Site Plan Review; Case of Sharp & Associates, Inc. <br /> <br />Community Development Assistant Walther explained a request was received for site plan review <br />and approval from Dennis Sharp of Sharp and Associates to construct an office/warehouse for In- <br />Tech on Lot 1, A.E.C. Energy Park 3rd Addition. The facility is proposed to be 31,307 square <br />feet in size with a possible future addition of another 16,576 square feet. The site plan being <br />considered at this time is only applicable to the initial 31,307 square feet. The proposed building <br />and its future addition complies with the 35-percent building coverage restriction and all structure <br />setback requirements. The exterior finish on the building is proposed to be rock face block. Two <br />loading berths are required and four are provided. <br /> <br />Community Development Assistant Walther stated in accordance with City Code a sufficient <br />number of off-street parking spaces are provided and all traveled surfaced of the lot will be paved <br />with bituminous and finished with B-612' concrete curb. The required landscaped yards are <br />provided adjacent to Sunwood Drive and Rarnsey Boulevard NW. Staffis requesting the addition <br />of a few more trees along Sunwood to compliment an already established pattern of trees every <br />35 feet. Under City Code requirements, no screening .is required because the property is <br />surrounded by Business Warehouse zoning. <br /> <br />Community Development Assistant Walther said the submittal is deficient of a lighting plan and a <br />waste storage plan. The City Engineer has recommended modifications to the drainage plan that <br />consist of replacing the two CUrb cuts along the western boundary of the property with catch <br />basins and storm sewer pipes. The site plan is subject to the approval of the A.E.C. Architectural <br />Review Board and the Lower Rum River Water Management Organization. <br /> <br />Commissioner Jensen inquired where the waste storage would be located. Mr. Sharp stated it <br />would be located inside the building. However, at a future time if the waste storage is moved <br />outdoors a trash enclosure comparable to the finish of the building would be constructed. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Nixt, to recommend that City <br />Council approve the proposed site plan for Sharp and Associates for Lot 1 in A.E.C. Energy Park <br />3rd Addition contingent upon compliance with the City Staff Review Le~er dated April 1, 1999. <br /> <br />Motion Carded.
