WEBER <br />Date: 28 March 2011 <br />To: Vadnais Heights City Council <br />From: William Weber, AICP, City Planning Consultant <br />Subject: Gable Pines Seniors Housing <br />Application <br />Gable Pines, LLC, requests approval of a 124-unit senior housing development on the <br />southeast corner of County Road E and Judson Road plus an additional parking lot for the <br />adjacent Reell Precision Manufacturing site. The applications under consideration are: <br />• Special Use Permit for a Planned Unit Development on a site smaller than five acres (this <br />is not a change in zoning) <br />• Site plan <br />• Preliminary plat. <br />This is a revival of an application made in 2008. This time there would be fewer <br />independent living units and more assisted living and memory care units. <br />Types of housing units: <br />Revised Plan Orininal Plan <br />Independent living 27 58 <br />Assisted living 57 37 <br />Memory care 40 20 <br />Total 124 units 115 units <br />Housing units by number of bedrooms: <br />Studio 44 <br />1 bedroom 56 <br />1 bedroom + den 6 <br />2 bedrooms 18 <br />Total 124 <br />The forecast number of residents remains unchanged at 143. <br />In simplest terms, the building would be L-shaped with the base of the L parallel to County <br />Road E.
