Canaday Surveying dated received by the City on June 17, 1999. We <br />offer the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development and is a part of the <br />approved concept plan for Northfork dated January 1, 1985. The preliminary plat currently <br />under review proposes to create 7 single family lots. <br /> <br />e <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. concept modifications <br />approved in May of 1990, all of the lots in Northfork are to be at least one acre (43,560 <br />square feet) in size. At the time of preliminary plat review, ail of the lots ranged in size from <br />80,060 to 121,500 square feet. However, since preliminary plat approval, the open space <br />proposed to be platted as Outlot A and deeded to the homeowner's assocation as been <br />incorporated into the 7 lots. Therefore, the lot areas significantly exceed the 43,560 square <br />foot minimum. <br /> <br />Lot Dimensions and Area: As noted at the time of preliminary plat review, the plat is also <br />in the Shoreland Overlay District for Lake Itasca. As such, the minimum lot size increases to <br />80,000 square feet. Again, the minimum lot size is significantly exceeded because the outlot <br />proposed at the time of preliminary plat review has been incorporated into the 7 lots. For the <br />riparian lots (4, 5, 6) the minimum lot width at the building setback line and water frontage is <br />200 feet. All of the riparian lots meet the 200 foot width requirement at the water frontage. <br />Lot 5 received a variance to the 200' width requirement at the building setback line. <br /> <br />Streets: The lots are proposed to receive public access via the extension of a public road east <br />offofAndrie Street N.W. The road is approximately 1,000 feet long and received a variance <br />to the 600 foot maximum cul-de-sac length. The street name is missing from the proposed <br />final plat. At the time of preliminary plat review, the request was made to deviate from the <br />City's' grid sysytem and name the street Itasca Point Road. Council consensus was that the <br />street name should be in accordance with the grid system. <br /> <br /> <br />
