Final Plat Review: Northfork Itasca Point <br />June 17, 1999 <br />Page 2 of 2 <br /> <br />Drainage and Utility Easements: The standard drainage and utility easements have been <br />provided around the perimeters of the lots. Now that the wetlands are platted as part of the <br />lots versus an outlot, the wetland areas should be designated as drainage and utility <br />easements on each of the lots. The retention pond between Lots 6 and 7 also needs to <br />identified on the final plat as a drainage easement. <br /> <br />Park Dedication: Park dedication has been satisfied with a previous land dedication in <br />accordance with the May 9, 1989 Northf'ork Park Dedication Agreement. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee at a <br />rate of $366.00 per residential lot. Payment of this fee would be required prior to release of <br />the plat for recording at the County. <br /> <br />Park Trail Development Fee: The City has also enacted a trail development fee at a rate of <br />$150.00 per lot. Payment of this fee would be required prior to release of the plat for <br />recording at the County. <br /> <br />Tree Preservation and Planting Plan: The developer must submit a Landscape that <br />identifies existing tree growth that will be preserved during construction and the new <br />planting of one 2-inch diameter tree, of an approved species, in the front yard of each lot. <br /> <br />$1 <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, June 22, 1999, to consider your <br />request for final plat approval of North_fork Itasca Point. It is important that you, or your <br />representative, be present at the meeting to answer any questions that may arise. For your <br />information, a copy of the case cover sheet and proposed development agreement is enclosed.
