Final Plat Review: Northfork Itasca Point June 17, 1999 Page 2 of 2 Drainage and Utility Easements: The standard drainage and utility easements have been provided around the perimeters of the lots. Now that the wetlands are platted as part of the lots versus an outlot, the wetland areas should be designated as drainage and utility easements on each of the lots. The retention pond between Lots 6 and 7 also needs to identified on the final plat as a drainage easement. Park Dedication: Park dedication has been satisfied with a previous land dedication in accordance with the May 9, 1989 Northf'ork Park Dedication Agreement. Stormwater Management Fee: The City has enacted a stormwater management fee at a rate of $366.00 per residential lot. Payment of this fee would be required prior to release of the plat for recording at the County. Park Trail Development Fee: The City has also enacted a trail development fee at a rate of $150.00 per lot. Payment of this fee would be required prior to release of the plat for recording at the County. Tree Preservation and Planting Plan: The developer must submit a Landscape that identifies existing tree growth that will be preserved during construction and the new planting of one 2-inch diameter tree, of an approved species, in the front yard of each lot. $1 The City Council will be meeting at 7:00 p.m. on Tuesday, June 22, 1999, to consider your request for final plat approval of North_fork Itasca Point. It is important that you, or your representative, be present at the meeting to answer any questions that may arise.
