June 30, 1999 <br /> <br />Michelle Kalantari <br />11229 91" Avenue North <br />Maple Grove, MN 55369 <br /> <br />Regarding: Direct Enclosure Site Plan Review <br /> <br />Dear Ms. Kalantari: <br /> <br />We are in receipt of the Direct Enclosures Site and Landscape Plan (Sheet Al), Floor Plan (Sheet <br />A2) and Exterior Elevations (Sheet A3) prepared by Paul Meyer Architects, Inc. and Scott <br />Builders, Inc. and dated June 15, 1999. We have also received the Site Survey (Sheet 1 of 1) <br />dated April 26, 1999, Grading and Drainage and Erosion Control Plan (Sheet I of 2) and Details <br />and Notes (Sheet 2 of 2) dated May 6, 1999 prepared by Hakanson Anderson Associates, Inc. <br />We offer the following comments: <br /> <br />General: The plan proposes to construct an office/manufacturing/warehouse building. The site <br />is made up of three lots including Lot 1, Block 2 of A.E.C. Energy Park and Lot 1, Block 1 of <br />Phillips Addition to Ramsey and a portion of an unplatted parcel lying south and west of Industry <br />Avenue. The site is generally located west of the intersection of Industry Avenue and Sunwood <br />Drive. <br /> <br />Zoning: The site is zoned Business Warehouse and Industrial; both districts permit <br />office/manufacturing/warehouse uses. The proposed building, driveways, parking and <br />maneuvering areas all are within the Business Warehouse Zoning District on Lot 1, Block 2 of <br />A.E.C. Energy Park. <br /> <br />Access: The site plan proposes to have two accesses onto Sunwood Drive NW. No direct access <br />onto Industry Avenue is proposed. The easternmost of these two accesses is located 450 feet <br />from the intersection of Sunwood Drive and Ramsey Boulevard, which is acceptable to City <br />staff. <br /> <br />Building Size: The building is proposed to be 16,080 square feet in size and proposes a future <br />expansion of 14,336 square feet. <br /> <br /> <br />
