Review Letter: Direct Enclosures <br />June 30, 1999 <br />Page 2 of 3 <br /> <br />Lot Coverage: The site is approximately 2.4 acres or 104,680 square feet in size and City Code <br />restricts building coverage to 35 percent of a lot area or 36,638 square feet in this case. The size <br />of the proposed structure, including the future addition, is 30,416 square feet. <br /> <br />Utilities: Sanitary sewer and municipal water will serve the facility. <br /> <br />Setbacks: The proposed structure meets or exceeds the minimum 40-foot front yard, 35-foot rear <br />yard, and 20-foot side yard building setbacks established in the Business Warehouse District. <br />Also, the proposed plan meets the 50-foot building setback requirement from the adjacent <br />wetland. <br /> <br />Landscaping: The Landscape Plan meets the City Code requirement for 20 feet of green space <br />along Sunwood Drive. The plan propose~ the establishment of 9 deciduous trees, 3 coniferous <br />trees, and 127 shrubs and plants. The caliper of the proposed plantings meet the City's <br />expectations, and the species selected do well in Ramsey's climate and soils. However, there is a <br />deliberate pattern established along Sunwood Drive of having boulevard trees planted a <br />minimum of every 35 feet. Staff suggests the applicant adds three trees on the south side of the <br />property to continue this pattern, and we suggest oak species such as white oak or bur oak that <br />are 1-1~A inch caliper. We strongly encourage the use of wood chip mulch around all the <br />plantings. It is the applicant's responsibility to arrange for the Connexus Energy Board to review <br />the Landscaping Plan for approval. Revised plans should be submitted to City staff prior to final <br />review by the City Council. <br /> <br />Trail: The Ramsey Parks and Trails Plan includes a bituminous trail within the right-of-way on <br />the south side of this property along Sunwood Drive. This trail segment should be installed in <br />coordination with the development of this site. <br /> <br />Screening: The subject parcel need not provide screening as it is surrounded by properties zoned <br />Industrial or Business Warehouse. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. If the waste storage for this site is to be conducted outdoors, the <br />site plan should be modified to describe the enclosure that will provide 100 percent screening. <br /> <br />Off-Street Parking and Driveways - Design: The plans proposes that all driveways, off-street <br />parking areas, and loading areas are proposed to be surfaced with bituminous pavement and the <br />perimeter of all pavement will be finished with B-6/12 concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: The plan proposes to provide 23 parking stalls. City <br />staff finds this will meet City Code requirements. <br /> <br /> <br />
