The plat is to be
named Northfork Itasca Point and consists of approximately 35 acres proposed to be platted into
seven single-family lots. She explained that the preliminary plat, opproved on June 8, 1999,
consisted of seven lots and the wetland area was an outlot proposed to be deeded to the
Northfork Homeowner's Association. The Council expressed concern that the outlot could go
tax forfeit at some point in the future and requested that it be combined with the adjacent park to
the northwest. As an alternative, the developer has redrawn the plat and the outlot has been
eliminated. The area that was to be designated as outlot has been incorporated into the seven
lots. This action results in eliminating the possibility of the open space going tax forfeit and the
need to combine the outlot with the park. Ms. Frolik noted that final plat must be modified to
include the street name and to show the wetland areas and retention pond between Lots six and
seven as drainage easements.

Councilmember Zimmerman stated that no street name is indicated on the final plat approval.

Dennis Peck of North Fork Inc., responded that they will indicate the road as 1592 Lane.

City Council/June 22, 1999

DRAFT
