August 5, 1999 Honorable Mayor and Members of the City Council Ramsey City Hall 15153 Nowthen Boulevard NE Ramsey, lVlN 55303 Re: My clients: Ronald and Jacqueline Danner Request for Metes and Bounds Subdivision Dear Mayor and Members of the City Council: I represent Ronald and Jaequeline Danner who have applied for a subdivision of their property located at 17400 Erkium Street N.W., Ramsey, Minnesota, and legally described as: Ali that part of Government Lot 4, Section 1, Township 32, Range 25, Anoka County, Minnesota, lying North of Trott Brook nmning through said Government Lot 4. This property is a 27 acre parcel. My clients wish to sell their present home together with 4 acres of land. They would like to retain the remaining 23 acres for future development. As you are aware, the Planning Commission, at its meeting on May 4, 1999, did recommend approval of the subdivision as a minor plat. However, your City Attorney thereatter recommended that the matter proceed as a metes and bounds subdivision given the fact that access to the public road is by a private easement. We agree with the City Attorney's opinion that the best way to accomplish this split would be by a metes and bounds description. As previously pointed out by the Ramsey Zoning Administrator, a metes and bounds split is consistent with the minor plat approval recommended by the Planning Commission - only the means to create the split is proposed to be changed. It is our understanding that the City Council has reviewed this matter and has raised questions as to whether this proposed split should be approved. My clients renew their request that the City Council approve the parcel split. Mr. and Mrs. Danner own Danner's Cabinet Shop, located in the City of Ramsey. Because their oldest son is now running the business, Mr. Danner has taken early retirement.
