CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />ZITCO, INC. <br /> <br />On September 28, 1999, Site Plan approval was granted by the City of Ramsey ("City") to Zitco, <br />Inc., a Minnesota corporation, ("Permittee") to construct a 26,096 square foot multi-tenant <br />retail/mini-storage units facility ("Structures") on the property which is legally, described as <br />follows: <br /> <br />Lots 1, lA and 2, Block 1, Guy Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Bruce W. Schmitt & Associates, dated August 17, <br />1999, revision date <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />ao <br /> <br />Site grading in accordance with the approved Grading and Utility Plan prepared <br />by Bruce W. Schmitt & Associates, dated August 17, 1999, revision date <br /> <br />Installation of bituminous driveways, parking lots and maneuvering areas. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces, <br />Establishment of turf in areas disturbed during construction. <br />Landscaping in accordance with the Site and Landscape Plan prepared by Bruce <br />W. Schmitt & Associates, dated August 17, 1999, revision dated <br /> <br />("Required Improvements) <br /> <br />o <br /> <br />SATISFACTION OF SEWER AND WATER TRUNK CHARGES. The Permittee <br />agrees to pay the standard per acre sanitary sewer and water trunk charges on the entire <br />area of the Site. The current standard charge is Two Thousand Eight Hundred and Eighty <br />Nine Dollars ($2,889.00) per acre for sewer and Six Thousand Four Hundred and Thirty <br /> <br /> <br />
