The total acreage of the land for which the <br />tnmk charges are to be collected is two (2) acres, resulting in a total payment of Eighteen <br />Thousand Six Hundred Forty Eight Dollars and no cents ($18,648.00) to satisfy these <br />trunk charges. <br /> <br />STORMWATER MANAGEMENT FEE. The CITY has enacted a Stormwater <br />Management Fee in the mount of Three Thousand Six Hundred Fifty Eight Dollars <br />($3,658.00) per commercial acre. The amount of Stormwater Management Fee due on <br />the Site is Seven Thousand Three Hundred Sixteen Dollars ($7,316.00) (3 acres x <br />$3658/acre). A cash payment wiI1 be required prior to the CITY releasing the Building <br />Permit and it will be utilized for an eventual outlet to the Mississippi River. <br /> <br />ACCESS TO T.H. #10. The Developer shall comply with the recommendations of <br />Mn/DOT contained in a letter from dated <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />Hwy. #10. Bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that <br />the bulb is not visible from off of the property where such light source is located <br /> <br />BUILDING FACADE. The Permittee agrees to face the Structure with a combination of <br />brick and rock face block in accordance with the Exterior Elevations prepared by Bruce <br />W. Schmitt & Associates dated August 17, 1999, revision dated <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required cash payment for <br />trunk sewer and water services in accordance with Item #6 of this Permit; c) provided ~ <br />required cash payment for stormwater management in accordance with Item #7 of this <br />Permit; and d) provided the required f'mancial guarantee in accordance with Item 14 of <br />this Permit. No Certificate of Occupancy for the structure will be issued until the <br />Required Improvements are accepted by the City and the landscaping maintenance <br />guarantee has been provided in accordance with Item # 15 of this Development Permit. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be completed before September 1, 1999. <br /> <br />ESCROW FOR REQUIRED IMPROVEMENTS. In order to insure the installation of <br />the Required Improvements in accordance with City specifications and in a timely <br />manner, the Permittee shall be required to deposit with the City a cash escrow or letter of <br />credit, approved as to form by the City, in the amount of Forty Seven Thousand Two <br />Hundred Fifty Dollars and no cents ($47,250.00), which is 150% of the City's estimated <br />cost of the Improvements. Prior to the issuance of the building permit, ali financial <br />guarantees must be provided as required herein. <br /> <br />Upon completion of the construction of the Required Improvements, the financial <br />guarantee shall be returned to the Permit-tee and the Permit-tee shall be required to provide <br /> <br /> <br />
