Ramsey Redevelopment Planning <br />Workshop One Summary <br />Page 3 <br /> <br />The consultants presented a map With several areas identified that would qualify for potential <br />redevelopment under the goals previously identified. These areas included the following: <br /> <br />· Commercial center at the intersection of St. Francis Blvd and 167th. This shopping center has been <br /> struggling to keep tenants and is located on private septic and well systems. There is some concern <br /> over the septic system and the vitality of commercial activity in this area. <br /> <br />· Industrial properties south of generally between the railroad and industry Avenue between Sunfish <br /> Lake Blvd and Ramsey Blvd. This area includes a variety of unattractive and inefficient land uses <br /> scattered on various lots throughout the industrial area. It also an area where new industrial <br /> development has been occurring and existing development has shown interest in expansion, but <br /> unable to expand have left the community. <br /> <br />· The area south of Highway 10 adjacent to the City of Anoka. This site contains a vacant building and <br /> also a variety of storage on a vacant lot within the critical area corridor. <br /> <br />· The Highway 10 Corridor generally from Sunfish Lake Boulevard to Armstrong Blvd. Highway 10 is <br /> a key element in Ramsey's identity and image. Interest has been expressed in development along <br /> Highway 10 which presents an opportunity to enhance its image. <br /> <br />· Industrial area west of Armstrong Blvd, north of Raih'oad tracks. This area currently contains <br /> outside storage of construction materials and miscellaneous debris. As development occurs, interest <br /> has been expressed in developing new industrial developments aroundthis areas on private sewer and <br /> well. The Comprehensive Plan draft indicates this area will receive sewer and water by after 2005. <br /> <br />The planning commission generally concurred with the identified sites and added to the list the Landfill <br />site, the Entire Highway 10 Corridor, Ken's Automotive site, and the Tom Thumb site. These sites will be <br />evaluated by the consultants based on the goals identified at the meeting. <br /> <br />The next meeting will focus on identifying a f'n:st step project based on the evaluation of the above sites. <br />The next meeting was scheduled for 6:00 p.m. Thursday July 29th at City Hall. <br /> <br /> <br />
