The site <br />is not located near any residential developments and therefore does not require ample <br />amounts of landscape and screening. <br /> <br />Screening: The property is surrounded by similar uses in the Business Districts. The <br />proposed plan provides for adequate screening in front of the building and along <br />Highway # 10. The rear of the facility abuts the Burlington Northern Railroad. <br /> <br />Waste Storage: B & B Carpet will handle all of the trash storage within the building <br />therefore the facility does not need to provide for an exterior enclosed Dumpster area. <br /> <br />Off- Street Parking and Driveways - Design: In accordance with City Code, all <br />driveways parking areas and loading areas will be surfaced with bituminous and finished <br />with B-612 concrete curbing. The proposed facility will comply with all parking <br />requirements. <br /> <br />Off-Street Parking- Spaces Requires: City Code requires one parking space for <br />every 200 square feet of either business or retail space. The applicant has not submitted <br />any employee numbers at this time; therefore they are using square footage figures to <br />determine how many parking spaces they will need to provide. The facility .will have <br />ninety-three (93) parking spaces, which includes four (4) handicap stalls. This meets the <br />1 - stall/200 square feet for showroom area and the 1 - stall/1000 square feet warehouse <br />area. <br /> <br />Loading Berth: In accordance with City Code, the loading docks are located along the <br />rear wall of the building. A minimum of two loading berths are required for this sized <br />structure and six (6) four (4) feet loading docks are being proposed. <br /> <br />Loading Dock Ramps: B & B Carpet will also have four (4) drive-in loading docks <br />with overhead doors. <br /> <br />Drainage and Grading: The site plan proposes drainage away from the building on all <br />sides. Nine catch basins are proposed on the north, east, and south parking and paved <br />areas surrounding the building. These catch basins discharge to a storage pond located <br />on the southeastern comer of the property. Overflow from the pond would be into the <br />north ditch line of Highway #10. This site plan must receive a permit from the Lower <br />Rum River Water Management Organization. <br /> <br />2 <br /> <br /> <br />
