Board Member introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #99-10- <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT # RELATING TO A REQUEST FOR <br />A VARIANCE FROM STREET FRONTAGE OR LOT WIDTH REQUIREMENTS. <br /> <br /> WHEREAS, Phillip Johnson, hereinafter referred to as "Applicant", has properly applied for <br />a Board of Adjustment variance from the minimum street frontage or lot width requirement <br />established in Section 9.20.11 of the Ramsey City Code in order to construct a dwelling on the <br />following legally described property: <br /> <br />Unplatted Ramsey Township West 20 acres of the West half of Northwest Quarter of Section 2, <br />Township 32, Range 25, (Subject to easement to United Power Association 4/24/68) United Power <br />Association easement partially released 12/19/72, United Power Association easement released <br />9/5/73, Anoka County, Minnesota. <br /> <br />("Subject Property") <br /> <br /> NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That the Applicant appeared before the Board of Adjustment for a public hearing pursuant to <br />Section 9.03.05 of the Ramsey City Code on October 5, 1999 and that said public hearing was <br />properly advertised and that the minutes of said public hearing are hereby incorporated as a part of <br />these findings by reference. <br /> <br />2. That the Subject Property is zoned R-1 Rural Residential and is approximately 200 acres in size. <br /> <br />3. That the property to the east, west and south is zoned R-1 Rural Residential and the property to <br />the north is in the City of Bums and is zoned <br /> <br />4. That Section 9.11.01 of the Ramsey City Code states that no lot shall contain any building used <br />as a dwelling unless it has the minimum lot width; Section 9.02 states that the lot width is measured <br />at the property line abutting the street; Section 9.20.12 states that the minimum lot width in the <br />Rural Residential District is 200 feet; Section 9.11.01 also states that in cases of double frontage <br />lots where one of the streets is a County or State street, the lot shall front on the other street. <br /> <br />5. That the Subject Property has approximately 320 feet of frontage on Green Valley Road (County <br />Road #63) and 66 feet of frontage on 178th Lane N.W., an unimproved section of dedicated road <br />right-of-way. <br /> <br />6. In accordance with City Code, access to the proposed dwelling site is proposed from 178th Lane <br />N.W <br /> <br />7. That the variance requested is the minimum which would alleviate the hardship. <br /> <br /> <br />
