1007.102 <br /> <br />area of the clear view triangle is defined as follows: Beginning at the intersection <br />of the projected lot lines of the comer lot, thence forty feet (40') along one lot line, <br />thence diagonally to a point for'b/feet (40') from the point of beginning on the <br />opposite line. Location requirements shall apply to rear yards of lakeshore lots. <br /> <br />Wooded Areas: Wooded lots may be exempt from the provision of this Section <br />provided that existing tree cover fulfills the aforementioned requirements for street <br />and front yard trees. <br /> <br />1007.200: <br /> <br />TOPSOIL AND SODDING: The builder shall spread a minimum of four inches (4") <br />of topsoil over the boulevard, front and side yards. All boulevard, front and side <br />yard areas shall be sodded except those areas that are landscaped. Such topsoil <br />and sodding shall be installed by the builder prior to the issuance of a certificate of <br />occupancy. <br /> <br />1007.300: <br /> <br />1007.30I <br /> <br />1007,302 <br /> <br /> (1) <br /> <br />.(2) <br /> <br />(3) <br /> <br />1007.303 <br /> <br /> (1) <br /> <br />SIDEWALKS AND DRIVEWAYS: <br /> <br />Purpose: The intent of this Section is to provide guidance for sidewalk <br />construction and to accommcx:late a range of location and design options for new <br />developments. <br /> <br />Ob_iectives: <br /> <br />Sidewalks are desirable improvements which promote the public safety and <br />welfare; and they are appropriate features for all multiple residential and <br />commercial/industrial projects, adjacent to schools, churches shopping facilities, <br />and within residential developments. <br /> <br />Sidewalks are encouraged to separate pedestrians from vehicular traffic, thereby <br />affording more safety for pedestrians; to encourage a pedestrian mode of <br />transportation, which conserves energy by decreasing automobile useage; and to <br />provide a safer area for handicapped persons and children to use. <br /> <br />The emphasis of sidewalk construction should be on improving the pedestrian <br />experience by provision of landscaping, such as boulevard bees, and to provide <br />safe crossings, through the use of landscaped medians, brick pavers at street <br />crossings or use of colored and stamped concrete to physically and aesthetically <br />identify the pedestrian cross walk separate from the street system. <br /> <br />~Re~__ulred Sidewalks: <br /> <br />Sidewalks shall be required for alt new projects where a means of pedestrian <br />access from the development to schools, parks, churches, business or industrial <br />developments, adjacent neighborhoods, transportation facilities, or for unusually <br />long blocks is necessary in order to meet the purpose and objectives of the <br />Comprehensive Plan and of this Section. Table 1 contains the guidelines related <br />to the location, installation and maintenance of sidewalks within the City of Prior <br /> <br />C~t~ of Prior Lake <br /> <br /> <br />
