POLICY REQUIRING THE VERIFICATION OF <br />RESIDENTIAL STRUCTURE ELEVATIONS <br /> <br />INTRODUCTION <br /> <br />The placement of residential structures to the proper, approved grade is essential in ensuring <br />proper drainage and the minimization of other site considerations which include the avoidance of <br />excessively sloped driveways and unmowable, steep slopes. This policy sets forth procedures <br />that will be followed by the Building Inspection Department commencing January 1, 2000, and <br />shall ensure that any new residential structure conforms to elevations specified by an approved <br />subdivision development plan. <br /> <br />APPLICABILITY OF POLICY <br /> <br />This policy shall apply to all subdivisions for which a grading and development plan has been <br />prepared and approved. The developer shall submit a summary of the approved development <br />plan in tubular form by lot and block, identifying the following critical elevations for each lot: <br />first floor or garage grade, lowest at-grade elevation for lookout and walkout structures, and <br />lowest building elevation. <br /> <br />PROCEDURE <br /> <br />At the time of the foundation inspection, the builder shall furnish and have set up a level in <br />proper adjustment and location to allow the inspector to sight both a set benchmark clearly <br />identified on the Certificate of Survey and completed portions of the foufldation. No work shall <br />proceed beyond the foundation work until the inspector verifies that the foundation elevations <br />are in conformance with the approved development plan or provides written instruction on the <br />measures necessary to bring the structure in compliance with the plan. <br /> <br /> <br />
