The accessory building will be located in the rear loading and unloading area where Council has <br />previously approved the use of a gravel surface versus bituminous or concrete. The addition of <br />the accessory building to the site will not precipitate installation of bituminous or concrete in the <br />loading and unloading area. However, at such time that the bituminous customer/employee <br />parking lot requires an overlay, the property owner will be required to install B-612 concrete <br />curb around the perimeter of the bituminous to bring the parking area up to code. <br /> <br />The site plan should be modified to note any existing or proposed exterior lighting on the site. <br /> <br />No landscaping or screening of the site is required by City Code. However, because of the <br />warehouse-type activity occurring on the site, Staff is recommending that some deciduous <br />plantings be added to the south side of the site to help screen some of this activity from the <br />public highway. Conifers added to the north property line would reduce wind and snow drift <br />onto the site work area. <br /> <br />The City Engineer has determined that there is a depression in the middle of the site where <br />standing water can be expected after precipitation events. The Engineer has requested that the <br />applicant prepare a grading plan that will better serve the site drainage. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with the City Staff <br />Review Letter dated December 30, 1998. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council grant site plan approval to the site plan proposal for <br />National Propane contingent upon compliance with the City Staff review letter dated December <br />30, 1998. <br /> <br />Review Checklist: <br />Community Development Director <br />City Engineer <br />Community Development Assistant <br /> <br />PC: 01/05/99 <br /> <br /> <br />
