Also, we are in Receipt of a Preliminary Grading, Erosion Control and <br />Utility Plan (C1) prepared by Charles W. Plowe Consulting Engineer dated 1/29/99. We offer <br />the following comments: <br /> <br />General: The site plan proposes to construct a 10,107 square foot multi-tenant office/warehouse <br />building in Oakridge Industrial Park. The lot is generally located at the northeast comer of <br />Sunfish Lake Court NW. <br /> <br />Zoning: The site is in an Industrial Gl) zoning district. An office/warehouse operation is a <br />permitted use in Industrial districts. ' <br /> <br />Architectural ControI: The plan proposes rock-face block with a band of split-face block on the <br />south and west exterior walls, and smooth-face block on the east and north exterior walls. The <br />south and west walls meet the requirements of City Code, the all smooth face block proposal for <br />the east and north walls is a deviation from Code. The plan proposes a building height of 22 feet, <br />which complies with the maximum height of 35 feet allowed by City Code. <br /> <br />Setbacks: The building complies with front, rear and side yard setback requirements. <br /> <br />Lot Coverage: The site is almost one acre (42,797 square feet) in size. Lot coverage is restricted <br />to 35% (14,979 square feet). The proposed building complies with City Code requirements with <br />23.6% (10,107 square feet) coverage. <br /> <br /> <br />
