We received an <br />1 l"-X17" reduction of a Landscape Plan dated 4/27/95. Also, we received a Site Plan <br />prepared by Randahl Construction, Inc. dated 02/22/99, but it is a reduced drawing not <br />shown to scale. Lastly, we received a clean, full size copy of the Grading, Drainage and <br />Erosion Control Plan prepared by Meinhardt/Associates/Architects dated 04/27/95. We <br />offer the following comments: <br /> <br />General: The site plan proposes to develop a 3,575 square foot, one level office building <br />on Lot 3, Block 1, HY-10 Ramsey 3rd Addition. The lot is generally located west of <br />Armstrong Boulevard NW and at the northeast comer of 147t~ Avenue and Ferret Street <br />NW. <br /> <br />Zoning: The site is in an Industrial (I) Zoning District. Office uses are permitted in <br />Industrial Districts. <br /> <br />Lot Coverage: The site size is 6.8 acres (296,641 square feet). Lot coverage is restricted <br />to 35% (103,824 square feet). The proposed building complies with City Code <br />iequirements with 1.2% (3,575 square feet) coverage. <br /> <br />Setbacks: The proposed development meets all setback requirements. <br /> <br />Access: The plan indicates one access to 147~' Avenue NW. This is acceptable to the <br />City Engineer. <br /> <br /> <br />
