We have also received the Preliminary Grading, Erosion Control and <br />Utility Plan (Sheet C 1) prepared by Charles W. Plowe Consulting Engineer and dated March 19, <br />1999. We offer the following comments: <br /> <br />General: The plan proposes to construct an office/warehouse. The project is located on Lot 1 of <br />A.E.C. Energy Park 3rd Addition, which is generally located on the southeast comer of Sunwood <br />Drive and Ramsey Boulevard NW. This property is subject to covenants established and <br />administered by A.E.C. (aka Connexus). It is the applicant's responsibility to arrange for the <br />Connexus/AEC Board to review the Site Plan for compliance with the. covenants. <br /> <br />Zoning: The site is zoned Business Warehouse which permits office/warehouse uses. <br /> <br />Access: The site plan proposes to have two accesses onto Sunwood Drive NW. No direct access <br />onto Ramsey Boulevard is proposed. The westernmost of these two accesses is located 150 feet <br />from the intersection of Sunwood Drive and Ramsey Boulevard, which is acceptable to City <br />staff. <br /> <br />Building Size: The proposed building is to be 31,307 square feet in size and proposes a future <br />expansion of'16,576 square feet. Site pian approval would only be given to the initial 31,307 <br />square feet at this time. <br /> <br />Lot Coverage: The site is approximately 3.35 acres or 145,874 square feet in size and City Code <br />restricts building coverage to 35 percent of a lot area or 51,056 square feet in this case. The size <br />of the proposed structure, including the future addition, is 47,883 square feet. <br /> <br /> <br />
