Review Letter: In-Tech Site Plan <br />April 1, 1999 <br />Page 2 of 3 <br /> <br />Site Plan Review: Sharp/In-Tee <br />April 1, 1999 <br />Page 2 of 3 <br /> <br />Utilities: The facility will be served by sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure meets or exceeds the minimum 40-foot front yard, 35-foot rear <br />yard, and 20-foot side yard building setbacks established in the Business Warehouse District. <br /> <br />Landscaping: The Landscape Plan meets the City Code requirement for 20 feet of green space <br />along Ramsey Boulevard and Sunwood Drive. The plan proposes the establishment of 15 <br />deciduous trees, 26 coniferous trees, and 123 shrubs. The caliper of the proposed plantings meet <br />the City's expectations, and the species selected do well in Ramsey's climate and soils. There is <br />a deliberate pattern established along Sunwood Drive of having boulevard trees planted a <br />minimum of every 35 feet. Staff suggests the applicant add three to four trees on the north side <br />of the property to accomplish this, and we suggest oak species other than the pin oak, locus or <br />haekberry. <br /> <br />Screening: The subject parcel need not provide screening as it is surrounded by properties <br />zoned Business Warehouse. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. If the waste storage for this site is to be conducted outdoors, the <br />site plan should be modified to describe the enclosure that will provide 100 percent screening. <br /> <br />Off-Street Parking and Driveways - Design: The site plan identifies that all driveways, off- <br />street parking areas, and loading areas are proposed to be surfaced with bituminous pavement <br />and the perimeter of all pavement will be finished with B-6/12 concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: The plan proposes to provide 80 parking stalls. City <br />staff finds this will meet City Code requirements. <br /> <br />Loading Berth: In accordance with City Code, the regularly used loading berths will be located <br />on the rear or south wall of the structure. A minimum of two loading berths are required for this <br />sized structure and four are provided.. <br /> <br /> <br />
