Drainage: The standard drainage and utility easements need to be provided around the <br /> perimeter of Lot 1. <br /> <br />Access to Lots. The homestead is currently served and would continue to be served by a <br />private easement extended off of Erkium Street to the North. The sketch plan shows how Lot <br />1 can be served at some point in the future by a public road that would basically follow the <br />same alignment as the current private easement. However, this proposed ali~t~nment should <br />be modified to eliminate the reverse curve,' and the minimum radius be increased to 200 feet. <br /> <br />Utilities: Thc existing homestead is currently served and will continue to be served by an <br />on-site septic system and well.There are no plans to include this property in the <br />Metropolitan Urban Service Area. <br /> <br />Park Dedication: In minor subdivisions, the City requires park dedication for each new lot <br />created and the existing homestead is exempted. There are no new lots created with this plan <br />and no park dedication is due the City. <br /> <br />I 0. Stormwater Mana~,ement Fee: The City has enacted a Stormwater Management Fee. As <br /> with park dedication, existing parcels would be exempt from this fee. <br /> <br />11. <br /> <br />Trail Development Fee: As with park dedication and stormwater management fees, the <br />existing homestead is exempt from this fee. These fees would be applicable when the Outlot <br />is resubdivided into additional lots. <br /> <br />I2. <br /> <br />Resubdivision Plan: City Code requires a resubdivision plan to urban densities.. The <br />current comprehensive plan draf~ does not anticipate including this property in the <br />Metropolitan Urban Service Area within the next 20 years. Therefore, Staff is requesting a <br />resubdivision plan that complies with the Scenic River Regulations, without a 4 units in 40 <br />acres density restriction (4 acre lot size for riparian lots and 2.5 acres for non-riparian lots). <br /> <br />The Ramsey Planning Commission will be meeting at 7:30 p.m. on Tuesday, May 4, 1999, to <br />consider your request for sketch plan approval of the minor subdivision. It is important that you, <br />or your representative, be present to answer any questions that may arise. A copy of the case <br />cover sheet is enclosed for your information. <br /> <br /> <br />
