Site Plan Review: City Wide Garage Door
April 13, 2000

Setbacks: The proposed structure complies with the 40 foot front yard and 10 foot side yard
setback requirements. It appears that it also meets the 35 foot rear yard setback, but this
measurement must be confirmed on the application for building permit. Staff has been informed
that in exchange for the inconvenience you have incurred to facilitate the extension of utilities,
Amcon has already constructed the new building pad. If the building pad is not 35 feet from the
rear property line, corrections will be required.

Utilities: City Wide Garage Door plans to connect to the municipal services this summer.

Architectural Standards: City Code requires a natural or prefabricated stone exterior finish on
buildings in the B-3 Highway Business District. The new accessory building is proposed to be
finished with a maintenance free aluminum siding in a beige color with amber, fiberglass
shingles. The use of maintenance free siding will require Council's approval.

Lighting: No exterior lighting will be installed on the accessory building.

Landscaping: City Code does not require the addition of landscaping in this case.

Off Street ParMng - Number of Spaces: No additional off-street parking is required for the
replacement of the accessory building.

Off Street Parking and Drives - Design: City Code requires that the access to the accessory
building be paved and curbed. However, it is Staff's understanding that City Wide Garage Door
will be applying for an expansion of the principal building in May. With more construction to
take place on the property this summer, Staff recommends that the addition of pavement and
curbing to the site be addressed in the development permit for the expansion of the principal
building,

Drainage: The impact on site drainage resulting from the relocation of the accessory building is
minimal. However;. a grading and drainage plan will be required as part of the application
submittal for the expansion of the principal building. The new drainage plan must also take the
accessory building into account.
