It is our understanding that <br />construction of the public improvements cannot proceed in this area until your accessory <br />structure is demolished and replaced outside of the utility easement. The construction of any <br />new structure in the commercial and industrial districts requires site plan review and approval of <br />the Planning Commission and City Council. We have received a Utility Plan prepared by <br />Amcon dated March 22, 2000 that identifies the proposed location of the new accessory building. <br />We have also been provided with exterior wall elevations. We offer the following comments: <br /> <br />Zoning: The site is zoned B-3 Highway Business and accessory buildings are a permitted use in <br />this district. <br /> <br />Lot Coverage: The subject site is approximately 170,688 square feet (3.9 acres).in size. Lot <br />coverage (buildings) is restricted to 35% or 59,740 square feet. The principal building is 9,500 <br />square feet, the replacement accessory building is 960 square feet, for a total of 10,460 square <br />feet. This is in conformance with lot coverage restrictions. <br /> <br />Size Limits on Accessory Buildings: City Code restricts accessory buildings in the B-3 <br />Highway Business District to 30% of the floor area of the principal building, unless otherwise <br />approved by City Council. In this case, 30% of the floor area of the principal building is 2,850 <br />square feet and the accessory building is proposed at 960 square feet. The proposed building <br />conforms to City Code. <br /> <br /> <br />
