We are in receipt of the Landscape Plan (Sheet L1), Floor Plans <br />(Sheet Al. 1 and Al.2) and Exterior Elevations (Sheet A2) prepared by Christian & Kihghom and <br />WCL Associates, Inc. dated May 11, 1999. We are also in receipt of exterior lighting fixture <br />diagrams. We offer the following comments: <br /> <br />General: The plan proposes to construct art office/manufacturing/warehouse building. The <br />project is located on Lot 1, Block 1 of A.E.C. Energy Park 4t~ Addition. <br /> <br />Zoning: The site is zoned Business Warehouse which permits office/manufacturing/warehousing <br />uses. ; <br /> <br />Access: The site plan proposes to have two accesses onto Sunwood Drive NW. <br /> <br />Building Size: The proposed building is to be 84,000 square feet in size. The plans also indicate <br />a potential expansion of 120,000 square feet in two phases if the applicant expands onto Lot 2, <br />Block 1 ofA.E.C. 4~ Addition. <br /> <br />Lot Coverage: The site is approximately 5.7 acres or 249,030 square feet in size. City Code <br />restricts building coverage to 35 percent of the lot area, or 87,160.5 square feet in this case. The <br />proposed building coverage is 33.7% of the lot area. <br /> <br />Utilities: The facility will be served by sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure meets or exceeds the minimum 40-foot front yard, 35-foot rear <br />yard, and 20-foot side yard building setbacks established in the Business Warehouse District. <br /> <br /> <br />
