Review Letter: Knoll Properties LLC <br />June 3, 1999 <br />Page 2 of 3 <br /> <br />Landscaping: The plan meets the City Code requirement for 20 feet of green space along <br />Ramsey Boulevard and Sunwood Drive. The plan proposes to establish 49 deciduous trees, 4 <br />coniferous trees, and 75 shrubs. The caliper of the proposed plantings meet the City's <br />expectations, and the species selected do well in Ramsey's climate and soils. However, staff <br />recommends the Planning Commission and City Council require the following additions. The <br />maximum spacing for deciduous trees to maintain an established and deliberate pattern along the <br />boulevard of Sunwood Drive is 35 feet. Staff recommends Five Hackberry boulevard trees <br />should be added between the groupings of Ash and Honeylocust as shown tn the enclosed copy <br />of the landscape plan. These additions do not need to be two-inch caliper. Staff also <br />recommends requiring side yard trees. These side yard trees may be six-inch whips and should <br />be oriented to obscure docking areas from adjoining properties when they have matured. It is the <br />applicant's responsibility to arrange for the Connexus Energy Board to review the Landscaping <br />Plan/'or approval. <br /> <br />Screening: The subject parcel need not provide screening as it is surrounded by properties <br />zoned Business Warehouse. <br /> <br />Waste Storage: City Code requires dumpsters to be either, stored indoors or in a completely <br />screened enclosure outdoors. If the waste storage for this site is to be conducted outdoors, the <br />site plan should be modified to identify the location and describe the enclosure that will provide <br />100 percent screening. <br /> <br />Off-Street Parking and Driveways - Design: .The site plan identifies that all driveways, off- <br />street parking areas, and loading areas are proposed to be surfaced with bituminous pavement <br />and the perimeter of all pavement will be finished with B-6/12 concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: The plan proposes to provide I30 parking, stalls. City <br />staff finds the proposal meets City Code requirements. <br /> <br />Loading Berth: In accordance with City Code, 13 regularly used loading berths will be located <br />on the east wall of the building, and two infrequently used docks will be located on the west <br />wall. A minimum of three loading berths are required for this sized structure. <br /> <br />Architectural Standards: The building exceeds the 3S-foot height limit. The south portion of <br />the building is 40 feet in height. This overage of five feet will require a variance from City <br />Code. The exterior walls are proposed to consist of a combination of'~Fabcon" uniform low rib <br />panel with red aggregate and two smooth face bands around the front and sides of the building. <br />The front entrance will be gray tinted glass in curved clear anodized aluminum curtain wall, <br />which is in accordance with City Code. <br /> <br />/4- <br /> <br /> <br />
